What does the clay under this city do to a deck?

Blackland Prairie clay swells when it rains and shrinks when it does not, and anything resting in that top layer moves with it.

  • What actually movesNot frost. North Texas frost depth is shallow and it is not the governing problem here. The seasonal wet-dry cycle in expansive clay is, and it works on a yearly rhythm rather than a nightly one.
  • How it shows upA deck that racks out of square. Stair risers that stop matching. A ledger that starts to pull away, or gaps that open on one side of the deck and not the other. Rarely all at once, which is why it gets ignored for years.
  • What we do about itPiers go down to undisturbed bearing soil below the active zone, poured at 2,500 psi minimum, and posts stand on standoff bases rather than sitting in dirt, so end grain is never parked in a puddle.
  • Why the attached side mattersAn attached deck sends any footing movement straight into the house framing. That is why the ledger detail and the footing depth are one decision, not two. Free-standing framing sidesteps the whole argument, and sometimes that is the right call.

Why us

Why hire a deck builder instead of a handyman?

Because the parts that fail are the parts nobody sees. A deck lives or dies on three details: the ledger bolted to your house, the flashing behind it, and the footings under the posts. The code is specific about all three. Cheap crews skip all three. A ledger has to be at least a 2x8, it cannot bolt to brick veneer, and it needs through-bolts or structural screws in hot-dipped galvanized or stainless steel, never framing nails. Flashing has to be corrosion-resistant metal at least 0.019 inch thick. We build to those numbers because an inspector in this city will check them.

Why decks here are really about shade, not slope

Most of Grand Prairie is flat and slab-on-grade, so a deck here is not solving a hillside. It is solving July. DFW averages eighteen days at or above 100 degrees a year, and the first one usually lands around the first of the month. That is why the work that sells in this city is a roof or a pergola over the deck, not just a deck. The exceptions are the lots that do have grade: the Joe Pool Lake side of town, Mira Lagos, Grand Peninsula and Westchester, where a raised deck actually buys you the view. Both jobs are ours.

We would rather talk you out of a deck than sell you the wrong one. If a covered patio on your slab is the better answer for the yard you actually have, we will say so, and we will still pull the permit and build it right.

Grand Prairie and the rest of Dallas County

Grand Prairie runs long and narrow between Dallas and Fort Worth, so the truck is already crossing county lines most days. Arlington, Irving, Cedar Hill, Duncanville, DeSoto, Mansfield and Midlothian are all inside the normal run, and so is the Mountain Creek side of southwest Dallas. No travel surcharge inside that footprint.

Permits and code

Yes, every time. The city's own wording is that all residential deck, patio and porch work requires an approved permit regardless of size. There is no small-deck exemption here, unlike several nearby DFW cities, where a small low deck often slips under a threshold. Building Inspections sits at 300 W Main Street, 972-237-8230.
The 2021 International Residential Code with NCTCOG regional amendments, adopted in December 2021 and enforced since January 2022. The deck provisions live in IRC section R507. Deck lighting and outlets follow the 2023 National Electrical Code, which the city adopted effective January 2024, so plan the wiring before the framing closes up.
The city puts processing at roughly five to ten business days once a complete application is in. Complete means a site plan showing property lines, easements, setbacks and dimensions, plus materials, height, length and width. Incomplete drawings are what stretch it, and a resubmission puts you back at the start of the queue.
Pressure-treated deck work across the DFW metro typically runs $20 to $50 per square foot installed, depending on height above grade, stair count, railing type and access. Angles, multiple levels and second-story work push toward the top end, and a simple rectangle low to the ground sits near the bottom. We quote in writing after measuring, never over the phone from a square-foot figure.

The build itself

Call, or send the form with your address, roughly what you are picturing, and whether there is an existing deck to come out. We come measure, then put a scope and a price in writing. The permit application follows once you approve it.
Clear the work area and move anything you care about off the old deck. Unlock the gate. Tell us where the irrigation lines run and where the dog goes. We handle debris, the spoil from the pier holes, and the daily cleanup. If there is anything you want kept out of a skip, say so on day one rather than on day three.
Layout and permit drawings, the permit application, pier holes and concrete, framing, ledger and flashing, decking, guards and stairs, all fasteners, inspection scheduling, and haul-off of the old structure. Lighting, benches, privacy screens and outdoor kitchens are quoted separately.
Warranties on composite and PVC boards come from the board maker, and they depend on the boards being installed to that maker's instructions, which is why we follow them. Ask for the workmanship terms in writing before you sign. They go in the contract.
The payment schedule is set in the written scope before work starts, not invented at the end. Tear-out goes to the city landfill on MacArthur Boulevard, which takes construction and demolition debris. Treated wood is never burned; Texas rules send it to a permitted landfill.
