Grand Prairie is stricter than most of its neighbors on this, and it shapes how we run a job. The city requires an approved permit for all residential deck, patio and porch work regardless of size, where several nearby DFW cities exempt small, low decks. So the drawing comes before the lumber: a site plan with property lines, easements, setbacks and dimensions, plus the materials and framing detail. That goes through the Customer Self-Service portal to Building Inspections at 300 W Main Street, and processing runs about five to ten business days. We would rather absorb that wait than start a job that gets red-tagged halfway through.

Grand Prairie runs about 207,600 people across roughly 20 miles, and the housing splits cleanly. The north end around Dalworth Park and the Forum area carries 1950s to 1970s stock. The south side, out toward Joe Pool Lake, is 1990s and newer master-planned building. The city-wide median home was built in 1993.
Those two halves ask for different work. Older north-side homes bring repair, re-framing and tear-out. Newer south-side lots in Mira Lagos, Grand Peninsula and Westchester bring new builds, covers and composite.
Every job starts with a measure and a written scope. You get told what the work involves, what it will cost, and where the honest limits are, in writing, before anything is ordered or booked.

Grand Prairie runs long and narrow between Dallas and Fort Worth, so the truck is already crossing county lines most days. Arlington, Irving, Cedar Hill, Duncanville, DeSoto, Mansfield and Midlothian are all inside the normal run, and so is the Mountain Creek side of southwest Dallas. No travel surcharge inside that footprint.
